POLICIES - PRICES SUBJECT TO CHANGE- NO GUARANTEE OF SPECIFIC CONDO
On Sept 1, 2013, we will be requiring a $250 refundable deposit for all reservations. ( Details provided in the reservation process)
In most condos, there is a 2 night minimum stay. Some condos require longer stays. There is a 5-night minimum stay in all condos between Dec 20 and Jan 6. Exceptions are noted in each condo description. A $200 down payment is due at the time of booking
and balance is due 30 days prior to arrival. We do not offer one-night stays
Personal checks, traveler's checks, money orders and major credit cards will be accepted for payment. You must make arrangements with our office if you are not booking online and using a credit card.
All rates are taxable at 13.962% (State & Hotel Room Tax).
Each condo has a cleaning fee, which varies by size.
A Credit Card number is required for security purposes even if the condo has been paid for by other means.
You will have access to "POLICY" and HOUSE RULES" and you must sign that you have agreed to abide by all of them, including the cancellation policy. The following are highlights from the policy:
These are no smoking condos and if it is determined there has been smoking in the condo, there will be a penalty imposed, between $150 and $500.
There will be a charge for excessive sand left in the condo.
Linens and towels that are bagged and marked OWNER are not to be used by guests. Extra charges will apply for usage.
None of the condos have central air conditioning. All of the air conditioning is provided through small window units.
Every condo has a starter supply of toilet paper, kleenex, soap, paper towels, dish soap, dishwasher detergent, and laundry soap. These supplies are enough for about 2 days. We do not re-supply these items. In the event you run out of any/all items, it will
be necessary for you to purchase as needed.
Because we are in the tropics, it is common to find small insects, ants, and geckos in your condo. If you feel you have an EXCESSIVE insect problem, please call our office at 293-0600.
Keys and gate access fobs must be returned to our office AT THE KAHUKU SUGAR MILL, regardless of where they were picked up. There will be a charge of $25 for each key not returned, and a $75 charge for any gate access fob not returned.
DISCLAIMER: While we make every effort to keep our property infomation as current as possible, it is not guaranteed. Changes in inventory occur from time to time, as these condos are privately owned. Such changes will not void the
rental agreement, nor are such changes valid reason for cancellation. While appliances and air conditioning units are checked and serviced as needed, these are subject to malfunction, possibly during your stay. Should a malfunction occur, The Estates at Turtle
Bay will strive to make the necessary repairs, and if unable to do so, may offer a substitute condo, depending on availability. No refunds will be given unless a condo becomes unfit for habitation, and this determination will be made by The Estates at Turtle
WE ARE UNABLE TO GUARANTEE CONDOS. IN THE EVENT AN OWNER WISHES TO OCCUPY HIS OWN CONDO, OR IF THERE IS A FIRE, FLOOD, OR OTHER CATASTROPHIC OCCURENCE, WE WILL NOTIFY YOU, GIVE YOU OPTIONS, USUALLY RESULTING IN REASSIGNING YOU TO A DIFFERENT
CHECK IN IS 3:00 P.M. AND CHECK OUT IS 11:00 A.M.

THERE IS ONLY ONE GUARANTEED PARKING SPACE PER CONDO. THERE MAY BE ONE ADDITIONAL SPACE, CONDITIONAL UPON AVAILABILITY.
